So what has happened to the property market,
if all the negative media publicity is to be believed agents have nothing to do as no properties are selling? It is certainly clear that many agents are struggling and already some have reduced staffing levels and in some cases closed offices as the number of transactions reduce dramatically.
The down turn in the market, although uncomfortable, is nothing new and Richardson have successfully worked through, survived and grown during its 196 year history into today’s forward thinking multi disciplined practice, regardless of the market trends and influences. So there is hope, it comes down to choosing the right agent with the experience and a proactive approach to both vendors and buyers to build trust and deal with the market conditions which prevail at the time.
Price of the property is paramount and one of the hardest aspects to get right is in a static or falling market. Gone are the days of trying a higher price ‘to see how it goes’, as in today’s market it will go no where. The price needs to reflect the market even if it may not be as high as some expectations as the balance of opportunity no longer rests solely with the vendor. Regular feedback and contact from the mailing list is just as important as the actual viewing feedback to aid the plan for the ongoing marketing.
Advertising, internet coverage and detail presentation all play there part in attracting buyers, but if it is a difficult market, or a good market, a sale will be achieved if there is a motivated purchaser and vendor and the price is realistic for the market at the time.
