Agricultural Valuation

Formal RICS Red Book Valuations of all rural property types are a growing area of our business in the ever-changing world which we live in.  We treat all valuation assignments with care, compassion and in the strictest confidence whether it be for Inheritance Tax, Divorce or Partnership Disillusion purposes. We have the technical expertise to advise on the broader issues surrounding the initial valuation, such as business restructuring, asset disposal, tenancy & contract farming agreements all of which may become relevant after the valuation event.

Our agricultural surveyors are all members of the RICS Valuation Registration Scheme (VRS) which is compulsory for RICS surveyors carrying out Red Book Valuation work. The scheme defines the professional standards and ensures that clients can have full confidence that the provision of valuation advice is undertaken at the highest professional standards.

Using our local knowledge and comprehensive database of comparable transactions in the Stamford, Peterborough and the Rutland area we can provide RICS compliant Red Book valuations for all property types and for a variety of purposes:

Inheritance Tax – We will undertake the valuation whilst advising on Agricultural Property Relief (APR) and Business Property Relief (BPR) both of which are important factors in mitigating the tax liability at what is often a difficult time.

Capital Gains Tax – Working with your solicitor & accountant we will complete the valuation and advise on the use of Entrepreneurs Relief, Rollover & Holdover Relief to create potential tax savings.

Pension Fund Purposes – Working with your Pension Fund provider we undertake valuations for Self-Invested Personal Pension (SIPPs).

Partnership Dissolution – We are able to provide valuations of all assets held by farming partnerships. This very often includes land, machinery, growing crops and crops in store along with livestock and commodities.

Charities Act - We undertake Charities Act compliant valuations, which are a requirement whenever a charity is considering disposing of land or property.

Secured Lending – Completed for the bank valuation panels.

Annual Stocktaking – All valuations are conducted in line with the Government guidance contained in BEN19. 

Expert Witness - We provide valuations and reports in support of property related litigation including matrimonial disputes.
