LETTING

The land is offered To Let as a whole by Informal Tender with a closing date of Friday 29th July 2022 at midday. Please complete and return the enclosed Tender Form to the Stamford office in advance of the deadline.



FARM BUSINESS TENANCY

The tenancy document will be based upon the Lincolnshire Association of Agricultural Valuers standard Farm Business Tenancy for bare land. The main terms will be:



1) COMMENCEMENT DATE

The commencement date for the tenancy will be the 11th October 2022.



2) TERM

Year to Year



3) RENT PAYABLE

The rent will be payable half yearly in advance, the first payment to be made on entry to the land with subsequent payments made on the 5th April and 11th October annually thereafter.



4) MAINTENANCE

The tenant will be responsible for the maintenance of the land including hedges, ditches and other boundary features.



TENANT RIGHT

There will be no payment for tenant right upon commencement and no outgoing tenant right payable at the end of the tenancy period. Dilapidations will be payable by the outgoing tenant at the end of the tenancy period where applicable and appropriate.



BASIC PAYMENT SCHEME

Entitlements commensurate with the claimable area are included within the sale.



ENVIRONMENTAL SCHEME

The land is not currently included within any environmental schemes and is therefore free of any on-going management restrictions.



DRAINAGE

Drainage rates are payable to the Middle Level Commissioners.



WAYLEAVES, EASEMENTS & RIGHTS OF WAY

The land is let subject to, and with the benefit of all existing rights, easements and wayleaves whether referred to specifically in these particulars or not. The landlords shall retain all annual payments receivable.
